Kitchens in Buildings You Share

Ussny remodels kitchens in Palm Springs, and most of our work is in the older condo and townhouse complexes that fill so much of the city. We chose that focus because a condo kitchen is a different job from a house kitchen, even when the finished room looks the same in photographs.

In a detached house the owner decides almost everything. In a complex built in the 1960s or 1970s, the drain under your sink may also carry the kitchen next door, the water to your unit may shut off with a valve that serves the entire row, and the exterior wall you want to vent a hood through probably belongs to the association. The CC&Rs and the alteration rules decide what can change, when crews can make noise, where a dumpster can sit, and what paperwork a contractor has to hand over before anyone is let through the gate.

We think the right way to handle that is to deal with it first. Before we talk about door styles or slab colors, we read your association documents, look at what the building shares with your unit, and put the approval request together. Then the design follows what the building will actually allow.

How We Work

• We scope shared lines early. Where access allows, we camera the kitchen drain and check the supply lines and shutoffs, so nobody discovers a corroded shared pipe on demolition day.
• We write the association packet. Drawings, materials, a work schedule and contractor paperwork, organized the way management companies tend to ask for them.
• We say when not to spend. If refacing sound cabinets or keeping the sink where it is gets you ninety percent of the result, we say so.
• We plan around the desert. Early starts in summer, slab and cabinet deliveries timed away from the afternoon heat, and fixtures chosen with hard valley water in mind.

Many of the units we work in are second homes or seasonal rentals, so we are used to owners who are out of town for most of the job. We keep the management office informed, schedule shutoffs with notice, and send progress photos so you are not guessing from a distance.
